Access Statement for The Old Dairy, Grinkle Park Farm
The Old Dairy is a self-catering cottage, set on a working farm. The cottage can sleep up to six people and has ample parking for up to four cars. The ground floor is fairly open plan with door access to the utility and downstairs toilet. Upstairs there is door access to all three bedrooms and the bathroom

  • Our nearest bus public transport is situated in Easington (approx 1 mile distance).
    Nearest train is Danby (5 miles distance) all details can be provided on request.
  • The distance to nearest small shop is approx 2 miles, The closest town with amenities is Loftus approx 3 miles away.
  • There are no collection services for visitors. There are public toilets situated in Loftus and in Danby.
  • Nearest taxi service is based in Loftus. All comprehensive details of the above or any other can be sourced by myself and I am contactable on 07796690811.
Arrival & Car Parking Facilities
  • There is free designated parking for up to 4 cars - for the sole use of The Old Dairy visitors.
  • Assistance can be arranged from car parking to entrance - Length of route from car parking to cottage is 18yds with 2 steps down to doorway and one small step up to door.
    Surface consists of concrete, tarmac.
  • Front and rear access is available to vehicle once parked. There are no speed bumps, however the lane onto the farm has a slightly uneven surface.
  • There are dog bowls provided.
  • Signs are made of slate and stone - indented to assist visitors with impaired vision.
  • Access is arranged by calling me on 07796690811, and I will meet all guests on arrival and am happy to assist if necessary.
Main Entrance & Reception
  • There is lighting to the front and rear of the property.
  • Additional keys are available on request.
  • Flooring in the cottage consists of level oak and slate.
  • The doorways downstairs are not wide enough for wheelchair access.
Public Areas - Hall, Stairs, Landing & Corridors
  • There is no lift in the property.
  • The stairs have a bend to the left at the top.
  • Downstairs - hard flooring, upstairs carpeting.
  • All areas are very well lit; there is a handrail along the hall upstairs.
  • All doors are pine throughout.
  • The rear garden is enclosed, dogs are provided with bowl and a stair gate for the stairs.
  • There is a WC downstairs, door not suitable for wheelchair access.
Public Areas - Sitting room, Lounge, Lobby
  • There are only 2 floors to the property, ground floor and upstairs.
  • There is no public telephone.
  • There are 2 small steps down into the rear garden which has a paved patio area and lawn.
Bedrooms & Sleeping Areas
  • Bedrooms are not suitable for wheelchair access.
  • There are several fire alarms and a carbon monoxide alarm situated in the property.

  • The property has white walls throughout with contrasting pine doors and doorways.
Bathroom, Shower-room & WC (En-suite or Shared)
  • The bathroom upstairs is 13ft x 9ft.
  • Bath with shower head - it has no holding rails.
  • Separate shower enclosure for walk in showers with swing door.
  • The basin is standard height.
  • Standard toilet with no support rails.
Self-Catering Kitchen
  • The kitchen is open plan with the dining room.
  • There are no steps for access.
  • Standard height units, worktops and sink.
  • Storage is split between floor and wall units.
  • The floor is slate.
  • The lighting is provided with spotlights.
  • The sink has a mixer tap.
  • There is a dishwasher.
  • The fridge freezer is easily accessible.
Outdoor Facilities
  • There is wooden dining furniture on the patio to the rear of the property to seat 6.
  • There is a small wall between the patio and the lawn, with open access at one side.
Additional Information
  • There is a no smoking policy in the cottage.
  • Most mobile networks work within the area.
  • O2 has only very limited service.
